As part of our ongoing efforts to improve our system and also stay up to date with the changing technology requirements of each MLS, we have created an entirely new IDX Widget that was released to half our clients back in January.

Now it’s also mandatory that we transition the rest of our Realtor clients as well (i.e. MLS Listing, CCAR, Bridge MLS). This transition will happen October 1, 2021, so you have time to migrate any existing Listing Alerts to other systems (most of you already use these features provided by your broker or MLS organization anyway).

This new widget/system is a major improvement over the old system, it has a modern layout with a beautiful large map (and many layout options), better search filters, and is much, much faster.  But there are a few rarely used features (specifically "Listing Alerts" and "Favorites") that we have not yet been implemented on the new platform (because they are used only by a handful of people), so these will be temporarily unavailable ...

We are getting a lot closer to our 2.0 launch, and in the process we are finishing up the new versions of the functionality required to fully replace all features on the 1.0 system. And we are also porting some of these features back to the 1.0 websites. One important feature for Realtors is the widget to search Properties from the local MLS. Our new widget is much improved and has been working wonderfully for the past 8 months on the websites of the private beta clients using our 2.0 platform (see Geoffrey Nelson's Hillsborough Blog or Steve Lessard). This new widget has major improvements over the old system, it has a modern layout with a beautiful large map (and many layout options), better search filters, and is much, much faster.

We have great news for all our Realtor Clients in San Francisco and the Bay Area. Due to historic MLS rules, only brokers were allowed receive the live MLS feed for San Francisco property data. But we have now been given approval to offer this feed to all agents who are members of SFARMLS.

In order to display your properties as a beautiful brochure, we always recommend entering your properties manually into our property tool. That lets you upload gorgeous full screen images, videos, and special information to create a compelling "Single Property Website" for each property. You can even assign a unique domain or friendly URL to each property. Another advantage of uploading your own properties is that you can keep a long list of your sold properties, as a portfolio (and include exclusive pocket listings).

However, if you are too busy to take the 5 minutes necessary to maintain a list of your own, you can enter your official Agent License Number to create a Property page that shows all your properties that are available on the MLS.

This is easy to accomplish by creating an MLS Property Page. When defining the filter for MLS Property Page there are two fields:

  • Listing Agent License (represented the seller)
  • Selling Agent License (represented the buyer)

We've updated the Real Estate property search for MLS IDX feeds, so that if the MLS provides the information, you can now search by neighborhoods in the normal "Location" field. That means the location field is smart enough to parse searches for:

 

  • City
  • County
  • Zip Code
  • Neighborhood (e.g. Haight Ashbury)
  • Street Address
  • Street Name

 

For convenience, the Neighborhoods auto-complete as you type any portion of the name (to make sure you spell them right), just like city and county have always done.

We've also added a few other new fields to allow more granular property searches for MLS IDX feeds, e.g. horse property, pets allowed, stories, etc.

Great news, we've updated the MLS pages to be more beautiful and optimized for viewing on mobile browsers!

We are excited to announce that we have redesigned all the MLS pages so that they have a fresh look that is beautiful and also optimized to look and work great on Mobile devices. There are still the same options to display the properties in a grid, list or map view, and all display beautifully on Mobile devices. And we have added larger photos for MLSs that have HD images, a much nicer slideshow, and many other great enhancements.

When Will These Updates Happen?

Because we believe this is an improvement for all Realtors, we will automatically upgrade the default MLS pages to this new design in two weeks, on October 2.

We've added a great new feature Realtors have been asking about for a while.

Our MLS Email Alert system has been setup to send out email alerts whenever a property is updated on the MLS based on a "modification timestamp" that the MLS organization sets on each property. But sometimes the MLS says properties have been updated just because some obscure field was changed. But for the average person the property doesn't appear to have been updated so it's essentially a false alert.

So we have now implemented a method that allows you to specify which fields should trigger an update. For example, you may want to only notify your clients when the price or status has changed, or new photos or remarks have been added. You can do that now.

By default the Email Alerts will continue sending out whenever a property is modified by the MLS. But if you want to control the specific trigger fields, go to the MLS Service settings, and select the fields for each MLS service you subscribe to:

For Realtors that use our built in MLS (Multiple Listing Service) property feeds, we offer free Email Alerts for their visitors who want to be notified of new properties that match specific search criteria. There are professional services that offer this product exclusively, but Realtors prefer our version because it's free, visitors can create an email alert easily and instantly from any listing page on their site, the email designs can be customized, and more importantly, the properties in the email can link directly back to their own website (rather than the local MLS site or some generic page), creating a more comprehensive user experience.

We have been working to improve reliability of this feature over time, and along that vein we have recently added some new monitoring features.
